Step-by-Step Selling Process

Understand your goals
Selling a home is a complex and oftentimes, emotional experience. To ease you through the process, I’ll sit with you to understand your goals, needs, and timeline. Learning your motivations and urgency behind selling your home will strengthen the relationship between us, ultimately leading to a more effective marketing strategy and sale.

Determining Price
I’ll present a comparative market analysis of similar homes that have sold in the neighborhood, factoring things like your home’s improvements, proximity to amenities, and schools. Using this data, my expertise on current market conditions, and the condition of your home, we’ll determine the optimal list price.

Prepare for market
To get the most value from your sale, we want potential buyers to visualize themselves at home. To achieve this, you’ll declutter or remove your personal belongings, make any upgrades or repairs as needed, and deep clean the interior and exterior of the home. Upgrades like fresh paint and landscaping do wonders to increase the value of your home.

Inspections
We’ll begin compiling the disclosure package, including inspections and HOA documents, if applicable. We’ll order home, termite, and roof inspections, which give buyers transparency on the condition of your home ahead of time, allowing for straightforward offers.

Finishing touches
Now is the time to make your home shine! We’ll stage your home to elevate it to it’s highest potential. Once it’s is in picture-perfect condition, my photographer will get stunning shots that will be used to beautifully market the property.

Pre-market
Before your home hits the market, I’ll pre-market to local agents, schedule previews and private appointments, and promote with a “Coming Soon” sign.

List on the market
Now that your home is ready to hit the active market, I’ll post the listing on the Multiple Listing Service (MLS), which feeds into sites like Zillow and Redfin. Leveraging online and direct marketing, I’ll broadcast your home through social media advertising, email campaigns to local agents, and outreach to my personal and client circle.
I’ll personally host open houses to showcase your home and meet with buyers/agents for private showings, highlighting your home’s most desirable features and answering any questions they may have in order to feel confident in submitting an offer.

Present offers
I’ll present all offers to you and negotiate the most advantageous contract, considering price and any other terms you may require. My goal is to ensure you achieve the highest and best value for your home while also securing a buyer who is equally excited about their purchase.

Escrow & Closing
I’ll closely monitor the entire escrow process, ensuring all deadlines are met so that we close successfully and on time. Once contingencies are removed, we’ll remove staging and conduct a final walk through of your home.
At closing, I’ll guide you though reviewing and signing closing documents. The new deed will be recorded, keys will be delivered to the buyers, and you will receive the sale proceeds.
